Our Corporate Design and Construction team is growing, and we have an exciting position open for a Director, Capital Planning based in Toronto. This role has global responsibilities and will support all regions through long-term cross-functional Capital Planning, inclusive of scope development and budgetary requirements for effective implementation of Four Seasons’ Global Programs. They will be responsible for creating a consolidated view of Capital Projects, both   for Executive Leadership approval as well as Board visibility. The role will work closely with counterparts in Sourcing & Procurement, Design & Construction, Information Technology, Residential, Finance, and Operations teams in accurately reporting the Company’s Capital Plans and improving assets as necessary, supporting the Company in its year-over-year Product Quality targets.

This role will lead discussions with Owners and other key stakeholders as it relates to contractual capital commitments and maintenance of the asset. The person will leverage and engage the Portfolio Management and Owner Relations team, in close collaboration with our operating teams, to align overall planning efforts and owner relations support for their Region more broadly.

Key roles and responsibilities:

Capital Planning for Hotel & Ownership Groups

  • Lead Capital Planning services to Hotels/Owners post-opening, which are subsequently captured in the Company’s 3-yr Capital Planning program and measured quarterly in the Four Seasons Product Quality Framework Report.

  • Support Owners, operating Hotels, Residential properties and Four Seasons Leadership team identified focus assets in identifying aligned areas of opportunity for renovation to maintain the asset to FS brand standards as market leaders.

  • Guide development of scope, budget, ROI analysis and other supporting documentation as required.

  • Upon successful confirmation of Owner-approved capital improvements, the Director, Capital Planning will engage the SVP of Architectural Design and Construction and SVP of Design and Innovation to identify the appropriate Project Lead who will oversee the execution of the property’s renovation through successful cross- functional engagement of Four Seasons stakeholders, as well as its Ownership groups and third-party consultants.

  • Lead General Managers/Planning Committee orientations as it relates to long- term Four Seasons’ Global/Regional initiatives that should be accounted for in properties’ Capital Plans, mitigating any competing priorities internally, as well as driving awareness for Operating Hotels of upcoming programs / financial commitments required by Four Seasons.

  • Engage Portfolio Management team in an effort to ensure Owners are aware of and delivering    on their capital commitments per signed-Hotel Management Agreements or as it relates to any changes in commercial, legal or phasing issues.



Budget Development & Asset Management

  • Facilitate the creation and review of complete comprehensive Capital Project budgets for hotels (inc. high-level feasibility, Consultant Costs, General Construction, Directional FF&E/OS&E/UPI    budgets) for final validation by FS recommended /or Owner consultants.

  • Individual to leverage all functions in creating these project budgets. Working closely with Operating Hotels, the individual will support their hotels in scope document development, securing internal Four Seasons approval, Project Lead assignment and FS approved Consultant recommendation to support obtaining Ownership approval and commitment of funding.

  • Monitor progress of renovation, ensuring critical milestones, schedules and program requirements are being implemented accordingly.

  • Leverage Product Quality Framework, Operational Framework and FOCUS data to inform / influence hotels/owners on their renovation priorities, ensuring each asset is successfully addressing / fulfilling their contractual capital commitments at minimum and working towards contributing to the overall Company’s product quality improvement targets.



Online Tool/Product Quality Framework (PQF)/Reports and Board updates

  • Work closely with Corporate Finance on the development of an online Capital Planning Tool (vs. existing Excel worksheets - Design / resourcing to develop tool), as well work closely with Dir. Of Product managing quarterly updates regarding project status for Corporate Operations and Board visibility.

  • Oversee update and issuance of monthly Capital Status report to internal stakeholders, quarterly Capital Renovation newsletter to the field highlighting upcoming milestone dates, planned and completed renovations and prepare post-renovation    completion reports of large-scale renovations / metrics as required for Executive Leadership / Board communications.

  • The individual’s visits to hotels will support and inform capital     priorities for each hotel, as well as work to educate / improve Hotel’s understanding of typical renovation timelines and resources required.



Global Programs

  • Work closely with internal stakeholders identifying Global Programs (issued by Corporate Finance) of relevance and integrating these financial requirements to the Region’s three-year Capital Plans

  • Identify and escalate competing Global Programs’ priorities (based on hotel feedback) to Regional Vice Presidents and Area Presidents, ensuring all stakeholders are in agreement on actual implementation dates, and any deviations / associated impacts to Product Quality ratings as a result.



Key Competencies:

  • Strong project / asset management skills

  • Skilled at facilitation, and conflict resolution when required

  • Experience in a hotel or restaurant environment

  • Able to travel independently as per project needs of hotels (25-30%)

  • Experience in a customer service or account   management environment

  • Experience working with multi-cultural ownership/management/project teams

  • Proficient user of Microsoft Office software in particular Word and Excel

  • Ability to read and interpret designer specifications and floor plans

  • Effective communication skills both verbally (particularly on the telephone) and in writing

  • Relationship building skills that, at times, may require the ability to confront difficult issues.



Other prerequisites – Education and Experience:

  • University or college degree/diploma in a business-related discipline

  • Minimum of 10 years related work experience preferably with project or account management experience

  • Hotel or related experience an asset

  • Project management experience an asset.



*This role will be a Hybrid working model, which will require 2-3 days per week in the Four Seasons Corporate Office located at 1165 Leslie Street, Toronto, Ontario.
