About the job



The Global Lease Management team is responsible for managing the day-to-day activities of WeWork’s Real Estate portfolio. The team supports a diverse set of company needs from basic management of leases, lease input and tracking, lease review and abstracting, accounting and processes, lease security, lease audits and lease renewal options to enable the company to make strategic real estate decisions that support WeWork’s expansion and growth. Reporting to the Global Senior Manager of Lease Administration, this position plays a critical role in ensuring overall team organization, effectiveness and success in managing lease security for WeWork.

Accountable For:

  • Global process owner for outcomes of third-party Lease Administration provider in meeting contractual SLAs around Fixed Recurring payments to Landlord Vendors

  • Leads meetings with third-party team members including roll-out of educational items and updates to fit with the changing needs of the WW Business

  • Identifies and tracks ad hoc projects needed for Third-party providers to ensure savings on Fixed Recurring Costs are maximized. Including historical ledger reviews and Tenant Allowance collections

  • Facilitates tracking savings and avoidances resulting from invoice reviews by third-party provider

  • Assist third-party provider in liaisons with Building Operations (Ops) team to ensure that sundry charges and other building related expenses are reviewed, approved and payment remitted to LLs timely

  • Establishes and maintains working relationship with internal stakeholders, landlords and subtenants

  • Reviews and approves rent rolls submissions Remaap and Reap databases

  • Reviews and approves submitted narratives for monthly variance reports, including analysis and interpretation of lease information

  • Sends approved monthly Rent batch file(s) to accounts payable team for processing

  • Designs reports utilizing various report writers, Excel, Word, and/or Access

  • Supports the accounting/finance functions with budgeting and forecasting of rent and rent-related expenses

  • Conducts financial analysis/accounting as appropriate, including AR/AP, rent rolls, and budgets in accordance with required accounting principles (GAAP, Tax, Cash, etc.)

  • Coordination of estoppel process including verification and communication with stakeholders for validation against lease terms

  • Completes Legal notice mailings to Landlords e.g. change of address, entity changes, etc. as needed

  • Coordinates execution of commencement date letters and Possession date confirmations

  • Prepares and distributes periodic and ad hoc reports in a timely and accurate manner

  • Manages document repositories for external parties



Capabilities:

  • The ideal candidate will have a Bachelor’s Degree in Business, Accounting or Finance

  • Have a minimum of 3 years of work experience in lease administration, accounting or property management

  • Have a minimum of 1 year experience managing a team in lease administration, accounting or property management

  • Expertise in understanding and interpreting complex commercial lease language

  • Advanced proficiency in Microsoft Office (Word, Excel, etc.) with the capability to master company specific accounting and database programs

  • Strong financial and analytical skills

  • Exceptional attention to detail and organization skills

  • Ability to understand and interpret data

  • Excellent verbal and written communication skills

  • Ability to work independently and within a team to build relationships and interact effectively with business partners

  • Ability to multitask, work successfully under pressure and effectively manage time and Workload

  • A desire to work within a diverse, collaborative, and driven professional environment
