About the Opportunity: 

The Pre-Sales Project Manager is a member of the Development team and operates as the primary facilitator between our clients, Sales and  Delivery teams by providing technical support on customizations of our built product in the sales process. The PSM is responsible for ensuring that the physical workplace requirements of the customer are not lost throughout the sales, project scoping, and deal structuring (and if applicable, project delivery, move-in and ongoing operation of the space) process.  In some cases as directed by the Territory Director, the PSM will be accountable for the execution of some projects delivered on time, on schedule and with company standard quality.  This includes coordinating a cross-functional internal team, engaging third party consultants, and collaborating closely on a regular basis with the wider business to drive projects towards successful completion. The PSM will handle external AORs and vendors, as well as landlord relationships.  The PSM may be required to travel only when necessary to maintain success across all of their projects.

 The ideal candidate will be experienced in the design, architecture, construction, and real estate industries; has direct client engagement experience, a keen understanding of the real estate sales process, and a proven ability to effectively juggle competing priorities, and an ability to distill an intricate situation down into a clear, measurable project delivery plan. 

Candidates should be consultative in nature and have the ability to actively negotiate between customer requests and needs of the business, arriving at solutions that provide optimal outcomes that align with WeWork’s product strategy and the customer’s requirements. 

  • Manage multiple projects at a time and prioritize workload to ensure that project timelines are met

  • Substantial involvement during the sales process to convert customer’s requirements into a quantifiable scope of work. The PSM will  work alongside Sales and Delivery Teams to understand lease terms, develop estimates and budgets, preliminary schedules, and secure necessary approvals. The individual will be the main point of contact between the client and the company from inception to completion of the custom project.

  • Generate and continuously maintain reporting data for respective projects, reporting to upper management as necessary. Focus on documenting and recording all member related project cost changes through the duration of the project.

  • Collaborate with the legal team to ensure that all construction commercial terms and agreements are inclusive of complete scope of work, as well as help guide the process of contract negotiations as necessary

  • Responsible for engagement with, and management of resources during pre-sales, including cross-functional teams such as Design, ICT, Security, Project Management, Cost Management, and Arts & Graphics.

  • Responsible for ensuring project financials are approved prior to deal signing, including member-specific capex, budgets management, and member billing/collection..

  • Assist and close complex, multi-million dollar transactions, including cross-negotiating with our customers and our contractor-partners

  • Responsible for understanding the details of our physical spaces and standards, our product platform and value prop to the market and their customer

  • Manage customer expectations and work with the design team to provide creative solutions to meet their customer’s needs while maintaining WeWork’s overall business objectives

  • Informed of current workplace and real estate trends, understands WeWork competitors 



About You: 

  • 8+ years of experience of all phases of the design process from schematic design through the bid process and construction management

  • Experience generating cost and schedule estimates to be used for sales related activities  

  • Experience with permitting in the Tri-State region preferred

  • Bachelor’s Degree in Architecture, Engineering, Construction, Real Estate Development.

  • Be familiar with the construction industry best practices, building & ADA codes

  • Be a self-starter, with the ability to work independently in a fast paced environment

  • Experience in retail and commercial construction/development is preferable with contract values $2M+

  • Passionate about development (real estate, design, numbers, schedules, everything).

  • Passionate about collaborating and putting out the absolute best work

  • Extremely organized and great at managing productivity

  • Ability to travel to job sites
