JOB SUMMARY

Owner & Franchise Services (OFS) is responsible for building and maintaining strong relationships with Owners and Franchisees of Marriott branded hotels.

As a member of the OFS team, the Manager, Owner & Franchise Services will play a significant role in accomplishing OFS objectives including driving unit growth and maintaining first choice brand preference among owners and franchisees.  The Manager will work with a cross-functional team supporting OFS, to include Franchise Operations (Account Executives/AVPs), MBS, Legal, and Development.  Emphasis will be on providing leadership by supporting the Growth Administration Process which provides existing owners and franchisees an opportunity to share their perspective on proposed new Marriott-affiliated development/conversion activity.  The Manager, Owner & Franchise Services will also be an active contributor to the Growth Administration Committee (GAC), which seeks a to balance distribution growth with the interests of owners and franchisees of existing or approved hotels affiliated by considering potential impact issues that may arise from a proposed project. The Manager would also manage the financial tracking of GAC workouts.

In addition, the Manager will support the Franchise Transactions team by executing franchise transactions and overseeing and performing related tasks as needed based on workflow needs.

EXPECTED CONTRIBUTIONS

Growth Administration Process (GAC)

  • Manages GAC SharePoint Site and Letters process
  • Generates GAC Notification Letters using OASIS database and run notification log
  • Acts as point-of-contact for collection of GAC objections; assessing multiple data sources for objector/objecting hotel data
  • Manages shared mailbox for receipt of objection letters and other correspondence, takes appropriate action and keeps VP informed
  • Manages database of objectors and communicates to MI Stakeholders in order to assess the level of impact
  • Researches Red Zone status for objecting properties requesting impact study
  • Interfaces with letter writers regarding concerns expressed in letters and follow up after Committee with outcome
  • Leads the outside study process and serving as the main point of contact with consultants, including engagement letters, responding to inquiries during the study process. and presenting results of the outside studies at GAC
  • Assists in preparation for GAC meetings; to include compiling minutes for GAC meetings and tracks negotiated impact releases, including starting fee relief after trigger events occur
  • Responsible for preparing backup for reports presented at GAC and AMAC regarding trends in GAC notifications, responses, studies, and workouts.


Franchise Transactions

  • Coordinates with multiple stakeholders both within MI and the Owner/Franchisee community, from the initial screening of prospective owners to the execution of franchise documents.
  • Manages relicensing/management change transactions for existing franchised hotels.
  • Serves as a primary point of contact with owners/franchisees and Franchise Vice Presidents for execution of lender-related transactions.
  • Partners with other business disciplines (i.e., Legal, A&C, Global Design, Global Quality, Accounting and Development) to secure appropriate expertise needed for effective transaction processes.
  • Prequalifies prospective ownership and management companies and consults with Franchise Vice Presidents and Account Executives regarding approval.
  • Communicates and discusses applicable franchise business terms with prospective Franchisees.
  • Manages application/disclosure and ensures compliance with disclosure regulations.
  • Reviews legal documentation to ensure compliance with agreed business terms.
  • Prepares transaction-related correspondence and documents.
  • Generates, maintains and distributes reports using internal database (OASIS).
  • Manages, updates, and edits process documents and templates.
  • Performs other duties as assigned
  • Minimal travel – approximately 5%


CANDIDATE PROFILE

Education and Experience

  • Knowledge of Marriott’s business, strategies and culture preferred
  • Understanding of feasibility and impact preferred
  • Experience building and aligning processes across organizations
  • Relationship skills: ability to build trust and credibility
  • Team player who works well with counterparts from various functions/departments and has the ability to influence the work of counterparts without direct reporting accountability
  • Effectively communicates to several levels of the organization
  • Works with independence, but within established guidelines
  • Demonstrates technical skills, must be computer literate and familiar with all Microsoft applications
  • Advanced Microsoft Excel skills (including ability to create and use advanced functions such as VLOOKUP, pivot tables, graphs/charts)
  • Ability to analyze data across multiple reporting sources and create savvy reports detailing trends, projections, etc.
  • Presents ideas, expectations and information in a concise, well-organized way
  • Ability to simultaneously manage multiple projects
  • Exhibits effective listening skills and willingness to resolve issues in a positive manner
  • Proficient in Adobe Acrobat X Pro (interactive/fillable PDF documents)
  • Attention to detail
